REPAIRS
The condition of your current roof will generally determine what renovation work needs to be done to it. Your roof may be leaking, have moss or mold growing on it, have cracked and damaged shingles or, faded shingles or be beyond repair. Deciding to improve your roof usually involves one or more of the options below.
Restoration
You may decide to restore you roof to extend its life or improve the appearance of your home. Restoration is commonly performed on shingle roofs that require the replacement of some of the shingle.
Repair
Your roof may be repaired if it is leaking or sagging. For a shingle roof, this usually requires the replacement of cracked or damaged shingles or for a metal roof, the rusted surfaces and valleys need to be replaced or repaired.
Your roofer will need to identify the source of the problem and perform localized repair work to prevent further leaking or sagging. It can be difficult to identify where your roof is leaking this can lead to your roofer having to come back on numerous occasions to completely fix the problem, which can be costly.
Re-roofing
Some roofs are beyond restoration and re-roofing is the only option. This involves replacing your existing roof with a new roof. It is the most expensive way to revamp your roof; however the value and benefits you get in return could outweigh this. If you are thinking of going from a shingle roof to a metal roof, talk this over with your roofing contractor
