How can you tell when a roof surface is at the end of its serviceable life? Of course numerous leaks are a key clue,
But it's best to get the job done before your home suffers water damage. If you see a number of missing, loose, broken, split, or curled shingles, it probably makes sense to replace the entire roof. Another clue is if the mineral surface of asphalt shingles is worn away, and you can see many bare patches of backing.
Tip from the pros: to check the health of asphalt shingles, bend over a corner of one or two on the sunniest side of the roof. If the material crumbles or brakes instead of flexing, replacement time is here.
Worn roofing on a steep roof will likely last longer then roofing of a similar condition on a shallow-sloped roof.
